In slow-growing North Carolina town, developers pitch 830-home mixed-use project

Between 2010 and 2022, the Town of Smithfield in eastern Johnston County saw a net increase of roughly 100 residents per year — a slow trickle of growth compared to what other communities on the edge of the Triangle have seen.


But the growth has picked up in recent years, and a large mixed-use development now in the works could accelerate it even more.

Edward Holmes Jr. and father-son duo Buddy and Carter Keller — the developers behind the 500-acre Reeves Farm community planned in Pittsboro — have submitted a rezoning request with the Town of Smithfield for a 164-acre concept called "Local 70."


Initial plans call for a maximum of 830 housing units, including apartments, townhomes and single-family homes, as well as commercial, retail, industrial and office space....


...The developers have done prior work in Smithfield, leading projects like the The Landings of Smithfield and The Crossings of Smithfield, assisted living and independent living communities at 200 and 201 Kellie Drive...
