Smithfield, NC, USA

A 164-acre planned community blending homes, green space, and retail into a walkable, livable neighborhood.

HIGHLIGHTS

  • 263 single-family homes by NC-based Garman Homes

  • The Terrace, a highly amenitized multifamily community

  • 4.3 miles of sidewalks and trails, 43% open space, and Bower Square Park

DETAILS

Created in partnership with Holmes Legacy Partners and designed by land planner Jody Leidolf, Local70 prioritizes thoughtful community design with connectivity and livability at its core. Retail and commercial offerings provide everyday convenience, while abundant open space ensures balance between growth and green.

Sanctuary at Powell Place

Pittsboro, NC, USA

An infill community thoughtfully integrated into the established Powell Place neighborhood.

HIGHLIGHTS

  • 264 apartments blending seamlessly in scale and architecture

  • Street trees relocated and replanted to connect with existing roads

  • Roadways widened to accommodate additional traffic

DETAILS

Developed in partnership with Holmes Companies, Sanctuary at Powell Place was designed to harmonize with its surroundings. Built by Carolina Commercial Contractors and leased in record time by Rampart Property Management, the project quickly became a success.

NOTABLE ACHIEVEMENTS

  • Largest single-parcel sale in Chatham County history at the time

  • Achieved $345K per unit sale price

Sanford, NC, USA

A two-phase, 408-unit multifamily community built to serve Sanford’s growing south side.

HIGHLIGHTS

  • 408 apartments across two phases

  • Extensive amenities and professional management by Rampart

  • Strategic location near the Highway 421 bypass

DETAILS

Developed by Carter Keller and Buddy in 2014, South Park Village was envisioned as a high-quality multifamily community supporting Sanford’s rapid growth. From day one, Rampart Property Management has overseen operations, ensuring consistent upkeep and resident satisfaction.

Pittsboro, NC, USA

A 500-acre mixed-use development with for sale and for rent single family homes, apartments, retail and commercial spaces.

HIGHLIGHTS

  • Located 1-mile from historic downtown Pittsboro

  • Walkability and connectivity to existing trails and community amenities

DETAILS

Just down the road from historic downtown pittsboro, reeves farm pittsboro will be a place to live, work and gather. Reeves Farm Pittsboro includes 500 acres of land just west of downtown and will include homes for both rent and sale as well as spaces for businesses and retail. It also aims to add to downtown’s amenities—offering walkable living that’s minutes from shops, dining and community events—all while keeping the best of what makes Pittsboro unique. Coming 2026!
